You know, it’s just one of those common questions that everybody just kind of wonders about. It’s pretty much a commonplace to use a Realtor today, but some people ask “why shouldn’t I just try to sell something on my own?”There’s a few different reasons to use a Realtoe.
There’s a lot of knowledge and expertise and insider info that Realtors have working in the market day in and day out. From changing interest rates to what lenders are doing; what the housing market looks like–are things going fast? Or are houses sitting for a little bit?
What’s important to know right now are the going market price ranges, such as how to price your house well, so that it sells quickly but is not undervalued. Another big reason why you should try to use a realtor whether you’re buying or selling is time. You know, time and the convenience of using a realtor.
A lot of people don’t want to maybe pay the money for a Realtor. They don’t think they need extra assistance. For a lot of people, time is money. Time is one of the most important parts–if you don’t have several hours of your day answering questions, taking phone calls, doing showings…and that doesn’t even come to the negotiating part. The time, convenience, and the ease of using you know a Realtor can be really beneficial, regardless of what side you’re on.
Then there is the liability–there’s just a lot that comes in with liability, making sure that you are disclosing what you need to disclose and making sure everybody is aware of things–and making sure you’re being fair. I’ve worked with a lot of for sale by owners, where the property wasn’t listed but we still ended up closing. Just making sure all those “i”s are dotted “t”s are crossed. Making sure everybody’s where they need to be, so there’s not any chance of any legal issues.
In my experience with negotiating, I have learned that sometimes this process is very emotional, whether you’re on the buying side or the selling side. Whether you’ve lived in the house you’re selling for 50 years; or on the buyer’s side, you love the house but are worried about some things. A lot of what real estate agents do is being a buffer between both parties. We help with the negotiating–not only contract price, but inspections, low appraisals, dealing with lenders– anything like that. It’s important to have an impartial party to help negotiate that because there is a lot of emotion. I’ve had a lot of deals fall apart just because it’s very emotional it’s very important to people and they just can’t quite see eye to eye.
Another benefit to using Realtors is our access to professional marketing–we know how to give suggestions that can help to make your house look better. What’s important in this market is to make your house look in its best light with photos and video–not only that, but using different avenues–websites, social media, open houses, other advertising, and more! All these aspects help in getting the largest audience that you can to get the best price on your home!
